Having evictions doesn't mean you’re automatically denied unless you’ve had more than 2 in the last 5 years. We would like to speak to the landlord if you have an eviction. We will ask for you to provide something in writing to prove hardship. We understand things happen. We want a written explanation of why. We may ask for a higher down payment to minimize our risk.

We are looking for income that is 2.5 times our rent. If you don't make this much but have substantial savings or a cosigner, we can and often do make exceptions.

90% of our rooms are geared towards single occupancy. We don’t have the space or parking for more. If you have a significant other or a child, this can be accommodated, but it's on a case-by-case basis. We only have one bed in one room with one parking spot. Our largest rooms and double rooms are the exceptions.

We understand that things are hard out there. If for some reason, you don’t have this much, we can point you in the right direction for resources that can help you. Boma may also help you with a short-term payment plan for up to 60 days.

Our leases are flexible to meet your needs. However, while the minimum stay is 6 months, if two potential guests with similar credentials apply, the person who plans on staying the longest will get the place over someone planning a short stay.

This, again, is not a disqualifier for us. A lot of factors go into this decision:

• How long has it been?
• How old were you when you made this decision?
• What was the charge for?

We care about the safety of you and other guests. Unfortunately, you will be denied for charges involving violence, drugs, theft, sexual assault, or anything related. We typically can work around other charges if it’s been a long time, you’ve taken the necessary steps to change, and you can prove this change.

We are looking for our rooms to be filled as soon as possible. If the room is available, the guest ready to move in will get it over a guest needing more time. If you are coming from out of town or still have a lease, we can hold an open room for you as long as another guest isn’t ready to move in.

We don't always know when a guest will give us their 30-day notice, so it's hard for us to guarantee anything in the future. It’s flexible after you’re already a guest in our homes, but getting in can be challenging. If we post an available place, we recommend you put your deposit down immediately and start the lease, so the room is yours.

We are pet friendly. However, if your pet barks or acts aggressive, that can result in denial or you being given a notice to vacate. We can't have that type of pet in our homes. We want to ensure our guests have a great experience.

We do not have a minimum credit score to apply.
We look for a 600 credit score. However, we do not put a lot of emphasis on approval or denial if it's because of the following:
1. Never established credit.
2. Medical payments
3. Student loans.
If someone doesn't care about paying their bills, we will not permit that person to stay at one of our places.

The more areas someone is open to living in, the more options we have for you. As always, if we have two guests applying for the same place simultaneously, we will choose the better-qualified candidate. However, we work hard not to have more guest applications than the inventory of rooms.
And once you are approved with us once, you’re approved for life.
