We put little emphasis on credit and focus more on multiple evictions. We understand that people are working hard and trying their best. Unless you pay attention to it and pay your bills, this likely will not be the reason we don’t accept you. In some cases, with very bad credit, we require a higher deposit to offset this.

Boma Members can save hundreds of dollars compared with traditional rentals. When you live in a Boma Rental, you pay one bill each week, which covers your rent, utilities, and other perks, such as no maintenance fees. Yes, and this is primarily for your safety. Neighbors live close to each other. We want to ensure that you don’t find yourself next to someone who will disturb your peace and way of living. Doing a background check protects you. However, we are flexible with both credit and background checks. We understand that everyone makes mistakes and has a past. What’s important is if you have grown from it.

There is a minimum of 6 months to stay and you can stay as long as you would like. Some members stay for life. The average person stays for anywhere from 6 months to 3 years. We make it that comfortable.

Yes! You can request virtual tours on our website. Most of our homes have these unless they are under construction. In this case, we can share an address and you can drive by and look at how our rentals are decorated. All Boma Rentals have a standard list of items for you and similar décor. Because we value the privacy of our Members, you are not allowed to tour the physical home before your move-in date. That’s why we have 3D tours of almost every property. You can get a tour without having to go anywhere! Once approved as a member, you can view cross streets for specific homes and see nearby attractions such as public transit, grocery stores, and gas stations. We provide one free transfer within 7 days of your initial commitment period.
What we mean is exactly what it says. We provide 100% of everything you would need to live besides the clothes on your back and a few necessities listed above. Just come and enjoy without the stress of moving, buying furniture, or paying significant utility deposits. It’s a single payment a month with everything covered for you.
Yes, we require a security deposit equal to one month’s rent. If Money is tight, then in some cases, we can break this up if you intend on staying long-term.
We are currently in the Carolinas and expanding rapidly. We now have rentals for you around the Charlotte Mecklenburg area and the upper part of South Carolina. North Carolina cities consist of Statesville, Shelby, and Morganton. South Carolina cities consist of Rock Hill, Chester, and Clover.
As a member, you can be put on a waiting list and get the first opportunity to know about new listings and upcoming projects under construction. Sometimes, you might not connect with your rental or your neighbors. Just let us know and we will move you as quickly as possible. We can even transfer your security deposit to the new property. When you first move in and do not like it for any reason, we give you 7 days to let us know and we will transfer for you for free.
This is not a hotel but rather a personalized space that is yours. To best serve new people coming in, we must know when someone is planning on leaving. We can’t let our new or existing members know what rentals are becoming available if we don’t know when someone is coming or going. You will appreciate this if you ever find yourself on one of our waiting lists. This also protects you because we honor your lease first if someone comes along and offers us more money.
No, we handle everything: Lawn maintenance, cleaning of common areas, Wi-Fi, utilities, pest management, cost of set up, and purchase of furniture. You just bring yourself and a few personal items for sanitary purposes.
Yes, we do. This gives us an advantage over the big hedge funds or large companies that are just trying to make money on you. We are a local company here in the Southeast. We believe it’s important to put our money where our mouth is. We perfected the model before bringing other homes to our platform.
When you move in, you will be charged your security deposit immediately and your first month’s rent. If this is an issue, we do work with people from time to time. We can’t help you if we don’t know what is happening. We may ask for bank statements to show us that you can afford one of our homes, but we will work with you if we can.

We want to be flexible. Just know that we can’t guarantee you a transfer right away. It just depends on our availability. But as a member, you will be put on a waiting list. You have up to 7 days to cancel at no charge.

Some cities charge a lodging tax depending on the length of your stay

We will send you a code and a video on how to check-in. Along with that, someone in the house knows who oversees some minor responsibilities of the home and connects you both by text.
Everyone that lives in one of our room rentals needed to be screened with a background check and put on the lease. They are only allowed to be there if they are on the lease. It’s for the other people’s safety in the house. If you have a minor that’s a child, we will grant up to 2 kids to stay the night for a weekend at a special request.
Yes, you can have outside guests, and they can meet you there before you go out. However, there is no room for parking and we take our guests’ safety very seriously. Just because your friend is likely a good friend doesn’t mean they’ll get along with your neighbors. Our background checks ensure with 100% certainty that they are safe to be around others. However, we are happy to put them on the lease and screen them if life circumstances change and you want them there all the time and the room is large enough to support it. Some rooms are designed for singles and some homes can only afford up to one parking spot.
No, how we furnish these homes is how we expect them to stay. If you have a minor staying, we don’t mind if you blow up a mattress for the weekend.
No, only small items are allowed to go into the room.

Your home will be professionally cleaned before your arrival. After that, it’s up to you to keep your rooms clean to your living standards. If you leave food out or keep it unclean where rodents or pests can get to it, you will be billed for that service. Again, we strive for this to be a clean living environment for you and other building guests.

Cleanings will include:

  • Disinfection of the entire home
  • Clean sheets and towels
  • Sweep, mop, and vacuum all floors
  • Detailed cleaning in every room
  • Trash removal

 

Cleaning Protocols

  • We do our best to hire top-rated cleaners in our areas to ensure you have a clean space when you move in. We also ask you to leave it as you found it when you move out to help with this process.

 

Our top priority is the health and well-being of our community.

  • All surfaces are disinfected at the start and end of each cleaning, emphasizing high-touch areas (door handles, light switches, etc.).
  • We do dust between guests.
  • We make sure that showers and bathrooms have a deep cleaning.

Each building is different, but all amenities of the building are yours. Typically, there are some types of shared kitchens, laundry, yards, parking, and grilling/ patio area. Some of our places have more or fewer amenities than those listed above.

We love animals and encourage them. However, we do not allow aggressive breeds and dogs over 50 pounds. We allow for no more than 2 pets at a time. If your dog is a barker, please think twice because we get complaints from neighbors repeatedly and we’ll have to ask you to leave. Dogs need to be up to date on their shots and on a leash at all times. We charge $50.00 per month per pet and ask you to clean up after your animal on the grounds.

Yes, but not inside. Only in the rear in a designated smoking spot. Please be kind and pick up your cigarette butts.

No, There is no subleasing whatsoever.

Most do, but not all. It depends on the size and location of the windows.
Please just ask for a transfer. We do encourage you to talk to them first. If they are breaking a house rule, you can report them, but we cannot guarantee eviction over it unless there is proof. We are not the police or people’s moms and dads. We ask you to resolve conflict with them yourself. 90% of the time, it gets resolved after speaking about it.

We take the safety of our guests seriously and give you individual codes with deadbolts to your space. If you feel unsafe, call 911.

Living in a Boma Room Rental is different from traditional rentals. Members only pay one bill weekly, covering a private furnished room, all utilities, and free credit reporting. You don’t need a minimum credit score to be approved, and you won’t have to pay a hefty security deposit. Boma reports Membership payments to help our Members build their credit histories and improve their credit scores. On average, members save $500 a month while living with us and have purchased a car, and paid off credit card debt and student loan debt.
At Boma, we believe in people over statistics. People are not numbers but rather a part of our family. Tough times happen to all of us. It’s not that they happen. It’s what we do about it when we get a second chance. You will not be approved if you have had more than two evictions in the last 7 years. This doesn’t demonstrate learning from the past. Great news! There is no minimum credit score required to live in a Boma Room. When you apply to become a Member, we may review your credit history. However, your credit history is not a factor in the approval process. We look more for the ability to pay the rent, meaning what is your debt service and do you have a good history paying your landlord in the past?
We require a $500 holding deposit to secure a room, prior to your move in date. This $500 will apply towards your Security Deposit. If you choose not to pay the holding deposit, we accept applicants in the order received.
